Financing: Our finance division closed two MHC loans in September 2010, with two more commitments issued by real lenders. We can get non-recourse loans done through FNMA or other sources at 5-6% rates for decent quality product. We have relationships with many life insurance companies, balance sheet lenders, and also do FNMA MHC loans. We also work with local lenders for smaller or hard to place loans. For instance we have a bank that will lend nationally on RV parks starting at $1m, we also just refinanced an all SW MHC that was very dense for 6.25% with one of our regional east coast lenders here in FL. We will work on any MHC or RVP loan, with stable income, of $1m with no problem doing $50-100m loans.
Programs range from 30 year fully amortized loans, to 20 years with 5 years fixed. Rates range from 4.5% to 7.75% on first mortgages, with 2nd, hard money and mezzanine financing going from 9-15%. Points range from .5% to 1% typically, again with nontypical programs for tough deals running more.

Insurance: we have an insurance affiliate out of AZ, that writes more policies for parks than any other agency because their competitive rates, and understanding of the industry. They currently handle over 4,000 parks nationwide which is almost a 15% market share.
